month the completed cards are compiled and reviewed by the entire staff. Any

Vacation Station is the only Lake Tahoe vacation rental firm to
have its own in-house housekeeping company. Housekeeping is the single greatest
obstacle faced by all vacation rental companies. Often vacation rentals are
inadequately cleaned and maintained after each booking and gradually the cumulative
effect of such poor follow up can jeopardize your valuable real estate investment.
Housekeeping subcontractors are profit oriented, are spread between various
clients and their employees lack hands-on training and supervision. The only
way we have found to obtain the high level of cleanliness, presentation and
maintenance that we require was to start our own company dedicated solely to

a well-organized, highly trained and supervised field staff. We have our own
laundry facility and our staff uses only company cleaning supplies and equipment.

Vacation Station strives to make each of our guests' Lake Tahoe
experience a special one. We believe that each vacation rental should have everything
the guest needs, including our unique personalized touches. When the guest arrives,
the porch light is on and the property is at a comfortable temperature. A custom
in-room guest directory welcomes the guest and answers any questions they may
have. Our guest arrival package is full of useful brochures, coupons and local
guidebooks. The bathrooms are equipped with elegant Glen Eden amenity baskets
and large, beautifully arranged towels, Lake Tahoe designer hand and body soaps,
lotion, shampoo and a generous supply of toilet paper and facial tissue. Beds
are made up with high quality linens and are artistically arranged. The kitchen
is supplied with fresh ground regular and decaf coffee, paper towels, dish soap,
detergent, extra trash bags, a scrubber sponge and light bulbs. In the fireplace
is a convenient duraflame log for instant mountain atmosphere. We provide everything
for the perfect Lake Tahoe vacation.
Station's offices are conveniently located in the Raleys Shopping Center at 930 Tahoe Boulevard in Incline
Village, Nevada. Due to our highly visible location - everyone needs groceries - Vacation Station generates a significant number
of bookings from walk-in visitors. Our office and reservation lines are fully staffed 7 days a week (8:30 am to 6:00 pm Monday through
Saturday and 9:00-5:00 on Sundays, year 'round). After hours we have a 24 hour answering service for emergencies. We are always
available for our clients and guests!

accurate monthly statements prepared by our Certified Management Accountant.
These include rental activity and income, itemized expenses, occupancy statistics
and a year-to-date profit and loss. Statements and checks are mailed on the
first business day of each month along with a copy of our newsletter. We offer
a bill paying service that pays expenses such as mortgage, utilities, insurance,
property taxes, homeowner dues and maintenance. Payments can also be directly
deposited into your bank account. Vacation Station provides you with up-to-date

our newsletter, the "Scoop", with your statement. Its focus is to communicate

to facilitate reserving owner property use. To ensure that homeowners receive

mid and long-term lease management. This service is beneficial to property owners
who want consistent income for a specified period of time. Term leases are also
a great way to continue an income stream during slow seasons. The commission
rate is lower for six month or more leases so you can net higher returns. Our
long-term department is solely dedicated to managing long-term properties. This
department handles all details of the rental including credit and reference
checks, lease preparation, legal aspects, move-in and out inspections, cleaning,
rent collection, maintenance and advertising of the property. We take care of

Vacation Station has a service
specifically designed for absentee owners who would like their property inspected
each week to assure no problems arise such as frozen pipes, vandalism, failed
heating systems, leaks, etc. We will also turn the heat up on the day you arrive.
We meet service men, issue keys and confirm that work is completed before payment
to subcontractors is made. Vacation Station acts as your professional liaison
